Process The starting point of any project begins with communication. A first meeting with a Client should be about learning what they want and to find out if there is a basis for a good working relationship. There should be a level of mutual trust and an ability to discuss in broad terms budget and schedule objectives. The discussion should also include different contract types, fee structure, and proposed terms. Both builder and client should learn if they are a good match and can work together comfortably. If both agree to proceed and plans are complete, the pricing process can begin. Bidding a project to complete detail can involve a substantial effort, so a fee deposit may be required. As cost items become known through hard bids and estimates, any blanks in specifications can be filled through client and architect input. Once underway, the pricing process provides feedback for the client and/or architect to review, for decision making, and acceptance or revision. This may take a few rounds if specification items are changed or revised. Once pricing is satisfactorily complete the next step is to commit the project contractually, between Owner and Contractor, with plans and specifications, costs and schedule all included. Once the project is underway, it is the Contractors responsibility to execute the work diligently while emphasizing flexibility to the clients needs. The end goal is to deliver a high quality finished product to the full intent of the Contract, or as modified by mutual change order agreements during the process. By keeping current information available and all circumstances in the open, expectations are met honestly and without conflict. The end objective is a completed project per plans and specifications, on the contracted budget, and on the agreed schedule. - |
